New Regulation Speeds Up NIE Applications for Foreigners and Facilitates Property Purchases in Spain in 2025

The Spanish Government has approved a regulatory update that simplifies the process for obtaining the Foreigner Identification Number (NIE) for non-residents. This measure, which came into effect in autumn 2025, aims to reduce paperwork and facilitate foreign investment in the country.
1. Fully digital application
Applicants can now obtain their NIE through a fully online procedure, with no need to visit a consulate or police station. Document verification is done digitally with shorter waiting times.
2. Shorter approval times
The issuance period has been reduced from several weeks to just 3 to 7 working days, speeding up processes such as purchasing, signing reservation contracts or opening bank accounts.
3. Direct benefits for international buyers
The new regulation boosts foreign investment, especially in regions like the Costa Blanca, where buyers from Belgium, the Netherlands, France, Germany and Poland seek faster and safer property purchases.
4. Greater legal security
The digital system includes reinforced controls that increase legal security and prevent errors or duplications, improving the experience for buyers and real-estate agencies.
